Just so that you know what to expect, we have prepared some general information about housing options near the JPS Health Network campus.
Current Market Conditions A wide variety of housing options exist in near JPS Health Network. However, because current availability changes quickly, renters are encouraged to begin their search between 30 and 45 days prior to their expected move-in date. Buyers should allow even more time. This is especially important in this highly desirable area, especially for persons moving during the busier summer months when there tend to be fewer vacancies.
There are no rent control laws in Texas. That means property owners are free to set their own rental rates, and you are free to accept them or look for a better deal at another property that meets your needs.

Housing Types The majority of rental housing inventory near the JPS Health Network is made up of garden-style two or three story apartment buildings with ample parking and amenities. Usually an owner or management representative has an office on-site and offers 24-hour emergency maintenance. Single-family homes, townhome, duplex and condo-style units are available for lease and purchase, but are in shorter supply.

Apartment Amenities Apartment buildings are typically clustered around a central management office or clubroom and pool area. Most communities in the Dallas / Fort Worth area feature at least one outdoor pool for their residents to enjoy during the long, hot summer months. Other frequently offered amenities include manicured courtyards, on-site coin operated laundry rooms, fitness centers and limited access gates.
With so many apartments to choose from, apartment owners have gone out of their way to create great amenities designed to attract new residents and retain existing ones! Some of the more commonly seen amenities include covered parking or private garages, business centers, resident activities and much more.
Most apartment interiors feature fully equipped kitchens with all the major appliances: electric range ovens, automatic dishwashers and frost-free refrigerators. Most apartments will also have some type of window covering, typically mini or vertical blinds. Other common, in-unit amenities include, wood-burning fireplaces, ceiling fans, microwave ovens, built-in icemakers and washer/dryer connections.
If you own a washer and dryer and plan on bringing it with you, be sure to let your Texas Sold Team Realty agent know that washer and dryer connections are a requirement for your new apartment. If your apartment home has connections, but you do not own a set or do not plan to bring a washer and dryer with you, then you can rent a set for about $40 per month. Otherwise, you may wish to use the coin-operated laundry facilities located on-site at most apartment communities.
Lease Terms The typical lease term offered on an apartment is 6 12 months, while condos and rental homes typically require a minimum one year lease. A small percentage of properties offer a short-term lease of three months. Three-month lease terms are usually subject to a short-term premium, which can add an additional $100 to $250 to your monthly rent. This may seem high, but it is significantly less than costs associated with the early termination of a longer lease. Renters are encouraged to sign the longest lease possible to receive the best value on their apartment home, but only as long as they plan to actually reside in the apartment. Its important to avoid breaking a lease, as early termination charges can quickly exceed thousands of dollars and affect your future rental and credit history. The rule of thumb is that the shorter the lease, the higher the rent.
