  • Will handle the applications and run a criminal and credit background check;

  • Will prepare the Lease Agreement between both parties;
  • Will prepare renewal documents;
  • Will do an inventory checklist prior to new tenant moving in;
  • Will do an inventory checklist as tenants vacate

  • Will send late notices to all tenants that have not paid their rent in full on the 4th day of each month;
  • Will try and work out an amiable solution if tenant is late with rent payment so long as they are not late on a regular basis;
  • Will post an eviction notice about the 15th day of the month if payment is not received by then

How will Sold Team Property Management handle maintenance requests:

  • Tenants may contact us directly via email or telephone;
  • Once we receive the request we will contact the tenants for any needed clarification to determine exact nature of the problem before we send a technician;
  • Most repairs can be handled in 1-3 days, except in an emergency situation where we will try and get someone out within 24 to 48 hours i.e. air condition, heat, etc.);
  • We have a list of vendors that we use that are reliable and honest and usually charge between $45.00 to $75.00 per hour depending upon the job at hand (this does not include materials required for the job); except holidays
  • Our technicians will provide estimates prior to any work being approved
